We
thought you might find it useful if you had a few
examples of how we have helped people by purchasing
their home so they could move on with their lifes...

note the names of persons involved have been changed
for confidentiality reasons.
Example 1
Mr X had a dilemma... He had moved into a new place
with his Girlfriend and they just had a beautiful
baby girl but his old house was in need of some
serious TLC! It required a new kitchen and
bathroom, the walls needed re-plastering, the jungle
(sorry I meant garden!) needed sorting and the whole
house was in desperate need of a paint job!
The refurbishment work was being done by Mr X
himself but this was taking too much time - he also
found out that some of the work was beyond his
capability, and he had run out of money to get in
the right tradesmen to do the work. Mr X therefore
decided to contact us to see if we could help
him...
We swiftly viewed the property with Mr X and we both
agreed that it did need some capital investment to
get the property up to full market value. Based on
this Mr X was willing to sell to us at market value
minus the refurbishment costs. He knew we were
serious cash buyers who could complete quickly on
his property and allow him to move on. We agreed a
price within 24 hours with Mr X and brought the
property in approximately 4 weeks – relieving Mr X
of his problem property. |

Example 2
Mr and
Mrs Smith were emigrating to France in two days time when
they contacted us. They had been trying to sell
their investment property but had been having problems
with the previous tenants, which they had just finished
evicting.
We
quickly viewed the property the same day they rang us as
time was of the essence. The general condition of
the property was good and it just required a lick of
paint and a new kitchen worktop. After assessing
the property Mr Smith asked us for an offer there and
then, which we gave and they accepted our offer
immediately on the spot.
Having
done this they were able to emigrate to France as planned
without any stresses on their mind to spoil the occasion.
We then completed on the house within 7 weeks time from
agreeing the offer, and the reason for the longer
timescale than normal was because of the delay in
receiving documentation abroad to and from France!
Example 3
Mr and
Mrs Jones had missed a couple of mortgage payments,
therefore falling into arrears with their lender who had
issued court proceedings. They attended their first
court hearing and after this decided the best thing to do
was sell their home, and move into rental accommodation
as they would be able to claim Local Housing Allowance
because neither of them was working.
After
making the decision to sell their home they phoned many
cash buying property companies and Estate Agents to get
an idea of the figure they could achieve to sell their
home. We were one of the companies they contacted,
and arranged a convenient time with them to view their
home.
After viewing the property
we agreed on a price for their
home which allowed them to clear their mortgage and
settle the arrears they were in. The sale of the
house was completed within 5 weeks, and the Jones' were
able to move into the rental accommodation they had set
their hearts on.
Example 4
Mrs Bloggs
phoned us because she could no longer afford the mortgage
on her house. Her husband had left her, also leaving her
in a difficult financial situation. They had a big
mortgage on the house and could not sell the property
because it was in negative equity. She was on the brink
of repossession. She did not know what to do, but her
friend had told her about us and our expertise - so she
thought she would give us a call.
We managed to
create a deal which relieved Mrs Bloggs of her negative
equity property. By doing
this Mrs Bloggs was delighted since she no longer had to
worry about repossession, and losing her belongings. This
also meant that her credit score could remain intact since
she avoided repossession. Mrs Bloggs is now in an
excellent position to get on with her life.

write these case studies to gloat. We just wanted to give
you a handful of examples, detailing when we have
been fortunate enough to have helped people
move on with their lives.
